A native of Westchester County, New York, Louis graduated from the University of Notre Dame in 1973 with a Bachelor of Science in Civil Engineering. He is a Licensed Professional Engineer in the State of New York and holds a General Construction License in the State of Florida.

With 45 years of industry experience, Louis has held a wide range of positions in construction and real estate beginning with Saturn Construction where he started as a Project Manager and rose through the ranks to become President, overseeing $500 million of private and public construction projects. In 1984, he formed Cappelli Associates, a family owned and managed development firm that became one of the major office developers in Westchester County with its award-winning 1,000,000-square-foot Summit Office Park, as well as its major participation in the nationally acclaimed downtown White Plains Urban Renewal program.

He founded and is currently CEO of Cappelli Organization, a completely vertical, full service development company engaged in the financing, design, marketing and construction of office buildings, parking structures, mixed-use developments, shopping centers, hotels and residential communities. To date, over ten million square feet, representing a value of over $3 billion in Westchester and Connecticut have been developed, including:

  • Renaissance Square, a 900,000-square-foot mixed-use complex that includes a full service 146 room Ritz-Carlton hotel, a 60,000 sq. ft. Class A office building, 3 restaurants and two 43-story residential towers totaling 363 units.

This team of professionals work with a group of dedicated subcontractors to ensure that all projects are delivered on schedule and on budget. LRC Construction currently has in excess of $1 billion in completed and under construction projects.

Mr. Berg has been involved in real estate development for over 33 years. He joined Cappelli Enterprises in 1999 as Executive Vice President and is a member of the in-house executive team responsible for the acquisition, approvals, development and marketing of the firm’s mixed-use, office, residential and retail developments. Prior to joining Cappelli Enterprises, Mr. Berg was involved in corporate real estate development and construction as the Director of Market Development for AMF Bowling, Inc, Director of Development for Disney Development Company and Project Manager for Xerox Realty Corporation. During Mr. Berg’s career, he has been involved in all aspects of real estate development and construction. Several notable projects in which Mr. Berg was involved include the White Plains City Center, a $500Million, 1.3Million square foot mixed-use project, the Ritz Carlton Hotel and Residences in White Plains, a $750Milllion, 950,000 square foot mixed-use hotel/condo/office project, Disney Studios Masterplan, a two million square foot office/sound stage/back of house project, two 1,000,000 square foot office parks for Xerox and a $600,000,000 proposed mixed-use center known as the Burbank Entertainment Center for the Walt Disney Company. Mr. Berg is currently serving as the Chief Executive Officer of the Cappelli Organization.

Mr. Palazzo has over thirty years experience in the construction and development industry. Although he’s primarily been involved in logistically challenging high-rise projects in the New York metropolitan area, he’s worked throughout the US and on consulting assignments in Israel, South Korea, and Saudia Arabia. An undergraduate civil engineer with a Master’s in Construction Engineering from Columbia University, Mr. Palazzo started his career with a heavy/civil company, but began working in building construction shortly thereafter. He spent over fifteen years with HRH Construction, rising from project manager to Managing Director of the firm.  For the last twelve years he’s been President of both Fuller Construction and Fuller Development in New York.

He joined the Cappelli Organization in 1997 as Director of Taxation.  Prior to that time, Mr. Klein was a Partner in a CPA firm.   Mr. Klein holds a B.S. from SUNY Binghamton and is a member of the American institute of CPA’s and the New York State Society of CPAs.

Mr. Woolley has over twenty years’ experience in the construction and development industry specializing in preconstruction estimating and project management.  Before joining the Cappelli Organization in 2016, he was the Chief Estimator at Building and Land Technology and the Vice President of Construction at Hudson Meridian Construction Group prior to that.

As Director of Purchasing for the Cappelli Organization, Mr. Woolley is responsible for overseeing the daily activities of the purchasing and estimating team. His duties include directing division-wide acquisitions that encompass all areas of supplier management, such as negotiation, contract formulation and field-team coordination. Mr. Woolley ensures the administration of on-site functions, including the development of plans, specifications, estimates, bidding, options, budgets, starts and rotation schedules. He also serves as a liaison between subcontractors, builders, construction operations and sales teams to ensure timely delivery of our quality products.

Ms. Schneider has led the sales and marketing program for over 1,500 new condominium homes for The Cappelli Organization, including The Residences at The Ritz-Carlton, Westchester; Trump Plaza New Rochelle; Trump Park Residences; Trump Tower; The Lofts at City Center; The Landing at Dobbs Ferry and The Lofts at New Roc.    With overall supervision of all aspects of residential development, Ms. Schneider is directly responsible for sales, marketing, contracts, offering plans, closings, upgrade finishes, and model design/development, as well as coordination of floor plans and unit mix with in house architects.

Prior to joining Cappelli in 1990, Ms. Schneider held various residential development positions ranging from approvals through closing for over 2,000 units of housing in Westchester and Fairfield Counties.

Ms. Schneider was elected to the Dobbs Ferry Village Council; was a charter member of the Westchester County Economic Development Committee and served on the Board of Trustees of Mercy College.  In addition, she has chaired or held membership positions on a wide variety of civic, government and philanthropic committees and commissions.

Previously, Kal served as the Co-founder of Advantech, the very first Local Internet Service Provider in Westchester County with more than 11,000 Dialup Clients, ISDN, T1 and Frame Relay.  He spent the first 15 years of his professional life in various private sector IT roles, delivering of IT infrastructure and services, information security systems and compliance, administrative systems and support for school districts, local towns, cities and many Police departments in Westchester County, New York.

Mr. Colavito has been directly responsible for the design and commissioning of mechanical and electrical building systems for 34 years. Mr. Colavito has been commissioned by the Cappelli Organization for over 10 years. As director of mechanical and electrical engineering, he is involved in the planning of site utilities, energy analysis, code evaluation, life cycle cost analysis for systems selection and project development. Mr. Colavito oversees the installation of mechanical and electrical systems and directs the commissioning, maintenance and operations of systems. His full service engineering incorporates fire protection systems, electrical power systems, plumbing sanitary systems, site storm drainage, domestic water service, heating, ventilating and air conditioning. Mr. Colavito is directly involved with design and construction contract procurement. He is also a liaison between owner and authorities having jurisdiction. Services include forensic engineering and expert witness during litigation. Experience in commercial and institutional projects consist of high-rise, luxury multi dwelling, retail, schools, hospitals, health care, office buildings, food services and restaurants, and tenant spaces.

Mr. Colavito is a licensed Professional engineer in the States of New York and Connecticut. He is also a LEED’s Accredited Design Professional and a Certified Plumbing Designer by the American Society of Plumbing engineers
